With that said, things can happen and to ensure your existing system continues to operate as it should, it’s best to schedule regular preventive maintenance.  When we service your HVAC system, it can reveal leaks, rust or typical wear and tear. Here are some tips about when to schedule maintenance, what it includes and more.

Preventative maintenance schedule.

  • Heating & Cooling- Schedule a service appointment in the spring and the fall to prepare for both heating and cooling seasons.
  • Air Conditioner – It’s best to schedule a service visit in the spring, around April. Temperatures should be in the 70s consistently for best results. This also offers homeowners plenty of time to fix what may need to be repaired.
  • Furnace – Similar to the Air Conditioning check-ups, by scheduling an appointment in late summer or early fall, you can ensure your furnace is working well before the cold weather hits.

Maintenance checklist: what Viviano can do for you.

Viviano looks over your outdoor unit, spring or fall, and cleans any dirt, leaves or debris from the unit. We will also inspect the base pan for blockage and inspect the coil and cabinet for holes or leaks. During the inspection, we will inspect fan blades while in motion and clean outside of control box.

The indoor maintenance checklist will include cleaning or replacing standard 1” filters, checking for leaks in the ductwork and listing for any unusual noises when starting up the system. We also check for strange odors during start-up. Inside, we will also inspect the control box wiring and its connections. Most importantly, we ask questions and listen to find out how the overall system is functioning and any concerns that you may have about its performance.

What homeowners can do.

As a homeowner, there are simple tasks you can do monthly to make sure your system is running well. Based on recommendations from Trane, you can:

  • Inspect the return air filter every month and replace if needed.
  • Make sure any grass, vegetation, etc. is at least 18” away from exterior unit.
  • Ensure compressor is clean from debris so proper airflow is happening.
  • Give us a call if you notice anything strange when system is operating.
